People ask me all the time which suburb is “the best.” My honest answer: it depends on your family. But I'll give you my take anyway.

My honest take on each suburb — why it ranked where it did.

#1 TIE

Andover sits at the top because of one thing: the school district. Andover USD 385 is one of the best in the entire state, and families know it. The price premium is real — you're paying $318K median vs. the city's $212K — but the demand never softens because the school reputation never weakens. If schools are non-negotiable, Andover is your answer.

Best for

Families where school quality is the #1 priority

Watch out for

Higher price floor. Less value per square foot than some suburbs.

#1 TIE

Maize quietly has the highest median household income of any Wichita suburb at $121K. That tells you something about who's choosing to live here. Great schools, strong community, more of a small-town feel. The west side used to feel like the 'other side of town' — that's changing fast with Charlotte Pipe, new retail, and families actively choosing Maize. I think it's still undervalued relative to Andover.

Best for

Families wanting top schools with slightly more value per dollar than Andover

Watch out for

Feels spread out and car-dependent. Less established retail than east Wichita.

Derby is the south metro answer. Strong community identity, good schools, and some great amenities most people don't know about — Rock River Rapids water park, Field Station Dinosaurs, solid parks. It's also one of the most 'small town feel' suburbs despite being one of the larger ones. The school rating (B) is lower than Andover or Maize, but the overall lifestyle is excellent and the price is strong. Derby people are proud of Derby.

Best for

Families who want community identity and lifestyle over pure school rankings

Watch out for

Longer drive to some parts of Wichita. School ratings trail the top two.

Bel Aire

Bel Aire is about to have its moment. It's been a quiet, safe, family-friendly suburb for years — but with Integra Technologies' $1.8 billion semiconductor plant coming to Park City right next door, the housing demand story here is getting interesting. Still priced below Andover with similar school quality (A-). If I were buying for appreciation potential in the next 3-5 years, Bel Aire would be very high on my list.

Best for

Buyers who want a family-friendly suburb with strong appreciation upside

Watch out for

Doesn't have a strong downtown or walkable area. Dependent on the job growth story playing out.

Valley Center is the small town that's starting to get discovered. A- schools, $272K median, strong community. And I'll be honest — I grew up in this area, so I'm biased. But there's something special about a place where the Fall Festival still brings the whole town out and neighbors actually know each other. It's not the most exciting suburb, but for families who want quiet, good schools, and value, it delivers.

Families who want small town feel without sacrificing school quality

Watch out for

Less retail and amenities than east-side suburbs. Quieter social scene.

Goddard

Goddard is the west-side sleeper. Good schools, decent value, more of a small-town escape feel. Tanganyika Wildlife Park is literally in your backyard, which is objectively awesome if you have kids. The growth has been slower than Maize, but the Goddard school district just passed a $196M bond for new schools and facilities — that's a signal that growth is coming.

Buyers wanting west-side value with a small-town feel

Watch out for

Farther from most employers. Less developed retail and dining than other suburbs.

Haysville

Haysville is Wichita's most affordable suburb at $195K median — and that's genuinely useful for first-time buyers or investors. The schools are solid (B rating), the community is tight-knit, and it's only 18 minutes from the city. It's not going to win on lifestyle or amenities, but if the budget is the constraint, Haysville delivers more than people expect.

Best for

First-time buyers, investors, or budget-conscious families

Watch out for

Lower school ratings. Less investment in infrastructure vs. other suburbs. Fewer amenities.

How to Choose the Right Suburb

Schools are #1

Andover or Maize

Both have A-rated districts. Andover has the edge on rankings; Maize has the edge on value.

Best value per dollar

Maize or Valley Center

Both offer A- schools at lower price points. Valley Center is the most affordable of the top-school options.

Appreciation potential

Bel Aire or Andover

Bel Aire for the Integra growth story. Andover for proven, sustained demand.
