Watch Before You Move Here

I made a full video on Park City. This is the fastest way to get the real picture.

About Park City

Park City sits just north of Wichita along I-135, and it's home to about 9,458 people. That's about 13% more than in 2020, so the town has been growing steadily.

For a long time, Park City got overlooked, and a big part of that goes back to 2007. That year the Wichita Greyhound Park closed, and the Wild West World theme park opened and failed in the same year. That one-two punch left the north side without much buzz for years.

Things have been changing since then. Hartman Arena opened in 2009 and hosts concerts, sports, and events. An Amazon fulfillment center opened in Park City in 2021. And now there's real momentum, with Gilley's open at the old Greyhound Park site and Champtown moving forward along I-135.

If you've been sleeping on the north side, Park City is worth a fresh look. I also made an earlier video on why it's Wichita's most underrated suburb.

Insider Notes

These are the things I tell people before they make an offer in Park City.

  • The prices are honest right now. The median sale price of an existing home in Park City is about $252,000, and prices are up about 37% since 2021. The interesting part is the last year: prices were flat, even with the casino opening and the new development underway.

  • Homes still move quickly. The typical Park City home sold in about 10 days over the past year, so if you find one you like, be ready to act.

  • Check the school district before you fall in love. Park City addresses are in either Valley Center USD 262 or Wichita USD 259, and it depends on the street. I always confirm the district for a specific address before my clients make an offer.

  • Know the tax rate for your part of town. In the USD 259 part of Park City, the effective property tax rate is about 1.61%, and the typical tax bill on homes that sold over the last year was about $3,213. The USD 262 part of town has a different rate. You can compare every area on my property tax page.

  • Specials are lighter here. Only about 56% of Park City homes built since 2023 carry meaningful specials, the lowest share of any city here. If you're building, read my guide to what new construction really costs.

I don't rate neighborhoods on safety, because that's a call every family should make with real data. You can look up official crime numbers for Park City on the FBI Crime Data Explorer, or reach out to the local police department.

Is Park City the Right Fit?

Here's the straight answer depending on your situation.

You want value close to the north side and I-135:

Park City sits right on I-135 just north of Wichita, and the median existing-home sale price is about $252,000. That's a lot of access for the price.

You work on the north side:

If your job is on Wichita's north side, Park City keeps you close to work and puts I-135 right at your doorstep for everything else.

You want to get in ahead of the new development:

Gilley's opened in December 2025, and Champtown's ball fields and aquarium have financing approved. If you'd like to buy before all of that is finished, Park City is worth a close look.

Who Park City Is Best For

Park City tends to be a strong fit if you:

  • Want value close to the north side and I-135. You're right on the interstate, just north of Wichita, with a median existing-home sale price of about $252,000.
  • Work on the north side. If your job is on Wichita's north side, Park City keeps your commute short and gives you quick access to the rest of town.

Park City may not be the best fit if you:

  • Want one school district for the whole town. Park City is split between Valley Center USD 262 and Wichita USD 259, so you'll need to check each address.

What's Coming to Park City

Champtown. This is the big one. Champtown is a planned entertainment and retail destination along I-135, and it's moving forward, with financing approved for its baseball and softball complex and an aquarium. The first retail building is already under construction. I keep the latest details, dates, and tenants on my What's New in Wichita page.

Gilley's. Gilley's opened on December 15, 2025 at the former Wichita Greyhound Park site at 77th and Hydraulic. You can read more on my What's New page.

What it means for buyers. Between Champtown and Gilley's, Park City is getting more attention than it has in years. Prices were flat over the last year, so I'd watch how these projects come along, and I'll keep updating this page as they do.

Thinking about building? Read my guide to what new construction really costs, including specials and taxes.
