Property Taxes Around Wichita: Rates by Suburb and a Simple Calculator

Property taxes are one of the biggest differences between suburbs here, and they're easy to miss when you're focused on the price of the house. This page shows the rate in each area and lets you estimate a yearly bill.

How Property Taxes Work in Kansas

In Kansas, a home is assessed at 11.5% of its appraised value. That assessed value is then multiplied by the area's total mill levy, which adds up the city, county, school district, and other taxing districts where the home sits.

So the simple way to think about it is this: the effective rate is the total mill levy times 11.5%. For example, a home appraised at $265,000 (about the typical Wichita-area sale price) at Wichita's rate of about 1.3% works out to roughly $3,400 a year before any exemptions.

Effective rate = 2025 certified total mill levy × Kansas's 11.5% residential assessment ratio, before the statewide $75K school exemption. New subdivisions may carry additional special assessments.

To look up the appraised value and tax bill on a specific home, use the Sedgwick County Appraiser's Office. For Andover, check with the Butler County appraiser.

Why Bills Keep Rising Even When Rates Drop

Your bill is your home's appraised value times the assessment rate times the mill levy, so the levy is only half of the story. When home values rise, the appraised value goes up too, and that can push your bill higher even in a year when the mill levy goes down a little. That's why I look at both the rate and recent home values when I help families plan their monthly payment.

Property Tax Questions

Which Wichita suburb has the lowest property taxes?

Of the suburbs I cover, Bel Aire has the lowest effective rate, about 1.60%. The City of Wichita itself is lower still at about 1.30% in the USD 259 part of town. Your actual bill also depends on the home's value and any specials, so I always run the numbers on a specific address.

Why are Andover's taxes higher?

Andover is mostly in Butler County, not Sedgwick County, and its total mill levy is higher than the Sedgwick County suburbs on this page. That puts Andover's effective rate at about 1.75-1.8%, the highest of the areas I cover. Your actual bill depends on the home's value and any specials, so I always run the numbers on a specific address.

Are specials included in property tax?

Specials show up on the same property tax bill, but they're separate from the tax itself. They pay for streets, sewer, and water lines in newer subdivisions and last for a set number of years. Ask how many years are left and what the yearly amount is before you buy.
