Living in Wichita: A Local's Guide to the City

I grew up in Valley Center, and today I live in East Wichita. I help families buy and sell all over the city.

Here's something most people don't realize: most homes sold around here are in Wichita itself, not the suburbs. So this page breaks the city down the way locals actually talk about it: north and south of Kellogg, east and west of Main, and downtown.

Wichita City vs. the Suburbs

I get this question all the time, so here's the honest version. Over the last year, the median existing home in Wichita sold for about $236,000. In the suburbs I cover, it ranged from about $227,000 to about $336,000.

Property taxes are lower in the city. The effective rate in Wichita is about 1.30%, compared with about 1.6% to 1.8% in the suburbs. See property taxes by suburb for the full breakdown.

Schools are the big trade-off. Wichita USD 259 has a C+ on Niche. Suburban districts like Andover USD 385 (A) and Maize USD 266 (A-) rate higher. But here's the part most people miss: a lot of Wichita addresses are in suburban districts. About 27% of Northwest Wichita sales were in Maize USD 266, about 25% of Southwest Wichita sales were in Goddard USD 265, and about 12% of Northeast Wichita sales were in Andover USD 385. You can sometimes get the district you want with a Wichita address.

Common Questions About Living in Wichita

What's the best part of Wichita to live in?

It depends on what matters most to you. If budget comes first, look at downtown and the core, Southwest Wichita, and Southeast Wichita, where the typical existing home sold for about $150,000 to $180,000 over the last year. If you want a suburban school district with a Wichita address, look at Northwest Wichita, where about 27% of sales were in Maize USD 266, or the parts of Northeast Wichita in Andover USD 385. If you want newer homes, Northwest Wichita has the newest housing, with a median year built of 1979. If you love older homes with character, downtown and the core has a median year built of 1930. And if commute matters, start with the side of town closest to your job.

Is East or West Wichita more expensive?

They're closer than most people think. Over the last year, the median existing home sold for about $236,000 in East Wichita and about $240,000 in West Wichita, so West is a little higher. The bigger gap is north vs. south: about $270,000 north of Kellogg vs. about $175,000 south of Kellogg.

What school district is my Wichita address in?

Most Wichita addresses are in Wichita USD 259, but not all of them. About 85% of East Wichita sales and about 60% of West Wichita sales were in USD 259. The rest were in suburban districts like Maize USD 266, Goddard USD 265, Andover USD 385, Derby USD 260, and Circle USD 375. School lines don't follow city limits, so always check the specific address with the district before you make an offer.

Is downtown Wichita a good place to live?

It can be a great fit if you want older homes with character and a short drive to downtown jobs. The core is the most affordable area I track, with a median existing-home price of about $150,000, and prices are up about 35% since 2021. The trade-offs are older homes that usually need updates, smaller homes (about 1,300 square feet), and USD 259 schools. A lot of downtown living is lofts and condos in Old Town, which aren't in these single-family numbers.

How these areas are defined

Homes with a Wichita mailing address. East and West split at Main Street, the line Wichita's street addresses are numbered from. North and South split at Kellogg, the way most locals think about it. Each home is placed using its address, and when the address only shows one direction, its elementary school zone fills in the other, so homes within a few blocks of Kellogg can land on either side. Moving the line a few blocks either way barely changes the numbers. Central Wichita means homes within roughly two miles of Main and Douglas. 12-month figures are single-family existing homes (not built in 2025 or 2026); price trends since 2021 follow the same method as the rest of the site.
