About Downtown and the Core

Downtown and the neighborhoods right around it are the oldest part of Wichita. The median year built is 1930, and homes are smaller here, about 1,300 square feet for the typical one.

It's also the most affordable area I track. Over the last year, the median existing home sold for about $150,000, and prices are up about 35% since 2021.

One thing to say plainly: a lot of downtown living is lofts and condos in Old Town. Those aren't in these single-family numbers. If that's the lifestyle you want, the numbers on this page won't tell the whole story, so reach out and I'll pull condo numbers for you.

The Honest Trade-Offs

Older homes mean updates. With a median year built of 1930, expect to deal with things like roofs, HVAC, plumbing, electrical, and foundations. Get a thorough inspection, and set aside a real budget for updates before you fall in love with a house.

Smaller homes and lots. The typical home here is about 1,300 square feet. If you need a big yard or a three-car garage, the suburbs or the edges of the city are a better fit.

USD 259 schools. About 99% of sales here were in Wichita USD 259 (C+ on Niche). If schools are your top priority, read my Wichita city guide for the parts of town in suburban districts.
